Expansion and refurbishment of a hospital building to deliver a community healthcare facility

The project has created a multi-disciplinary facility, housing community and primary healthcare, adult mental health treatment, outpatient facilities, and women’s and children’s clinics, all under one roof. Intended to improve the lives of people living in Dyfi Valley for generations to come.

We have worked with Powys Teaching Health Board, designers and the contractor to manage the expectations of stakeholder groups, to reach a point of agreement around final designs being taken forward.

Time scale has been a challenging aspect of this project, both in securing funding with the Welsh Government, and in the risk of delays posed by bats and swifts in the roof structure of the existing building. There were concerns around the condition of the existing timber frame in accommodating loads produced by the addition of a second storey.

We had to manage expectations of stakeholders, as representatives had different visions for the finished layout and design.

Carrying out the works in a live environment demanded considered phasing strategy to maintain access and mechanical and electrical services supply.

Collaboration was vital to managing costs and time. By implementing clear communication and monthly reporting, we kept project stakeholders informed on design details.

We commissioned surveys of the building's timber frame to inform design of the second storey expansion and coordinated with the designers and contractor to implement an alternative steel frame design.

To avoid issues with working in a live environment, we coordinated a three-phased approach, minimising disruption to occupied site areas.

To manage risks posed by bats and birds, we commissioned ecological surveys and consulted with an ecologist during roof works during nesting seasons.
