St Andrew's Park Residential Development

The masterplan has planning consent for 1,340 residential units, commercial office and retail development, primary school, theatre, GP surgery, hotel and care home. The scheme also includes the 40-acre public park, named St Andrew’s Park, situated alongside the River Pinn.

We delivered detailed designs for the residential element being developed by St Modwen at a prominent site in Hillingdon, part of the Uxbridge town centre development. The development provides 249 apartments over four blocks, predominantly at six storeys, with an underground basement car park to provide 139 spaces.

Due to the significant size of the scheme, cost was a key driver for the client. St Modwen required a carefully considered approach to ensure that unnecessary costs were mitigated wherever possible. A significant emphasis was placed on ease of construction, with the client keen to assess the options available to enable us to achieve this.

Additionally, the client was keen to add value wherever possible across the scheme. The ability to create additional revenue from the completed building, and the ability to standardise design aspects to produce cost savings were identified as potential ways to add value.

Working in the 3D BIM environment allowed us to produce schedules for all aspects of the development, including gross internal areas of all blocks and apartments; balcony schedules including areas and installation levels; and bespoke cladding areas - significantly improving cost certainty and reducing time required to reassess the viability of the scheme.

By employing the use of BIM and using our expert design skills we were able to reduce construction costs by more than £1.5m.
